Materials get picked at the same time: stain colors, rafter profiles, paver patterns and stone, from physical samples. What you approve on screen is what gets built, and the itemized estimate is based on that plan.

We measure, photograph and note the things that matter — the slope, where the water goes, the roofline, the utilities — so the model is your yard, not a generic backyard. Then we build the design on top of it and walk you through it, usually within a few days.
The design includes a plan view with dimensions, elevation views of anything with a roof, and the material selections. That same package becomes your HOA submittal and the basis of the itemized estimate, so the number you sign is the number that was designed.
