Design and plant selection

In most yards we quote, the money splits three ways: fixing what is wrong under the surface, building the hard surfaces, and planting. Homeowners usually expect the planting to be the big number and it rarely is. Drainage correction and hardscape carry the cost, because they involve excavation, base, concrete and stone rather than plants and labor.

Drainage, beds and rock

That is why we quote in phases when a full yard is more than the budget allows. We design the whole thing first so the pieces fit, then build the parts that have to go in first — drainage, grading, hardscape — and leave planting and finish work for a later phase. Doing it the other way around means tearing out plants to run a drain that should have gone in at the start.

Question 1Can you do the yard in phases?

Yes, and for larger projects it is often the smart way. We lay out the whole plan first so the phases fit together, then price each one. That way the hardscape does not get torn up later to run something that should have gone in first.

Question 2My yard holds water after it rains. Can that be fixed?

Usually. The fix is either regrading the surface, a French drain, or extending downspouts to daylight, and sometimes all three. We diagnose the actual path the water takes before quoting, because guessing at drainage wastes money.

Question 3What plants survive North Texas summers?

Natives and adapted varieties do best. Things like dwarf yaupon, nandina, salvia, abelia and ornamental grasses handle the heat and the clay. We plant for the yard you have rather than the one in the magazine.

Question 4Do you pull the permits?

Yes. We handle city permits and inspections for covered patios, pergolas, electrical and gas work across Rockwall, Royse City, Fate, Heath, Rowlett, Wylie, Forney, Garland, Dallas and the surrounding municipalities, and we prepare HOA submittal packets using your 3D design. Permit costs are a line item in your estimate.

Question 5Is there a warranty?

Yes. A written workmanship warranty on every project, on top of the manufacturer warranties on pavers, turf, aluminum and materials. The terms are in your contract, not buried somewhere.
