A Lawn That Roots Instead of Dying

Sod fails for two reasons: it goes down on unprepared ground, or it does not get watered right in the first three weeks. We control the first one and we will tell you exactly how to handle the second.

We remove the old lawn, till and grade the soil, correct low spots that hold water, and lay fresh sod tight with staggered seams. Bermuda, Zoysia and St. Augustine, matched to how much sun the yard actually gets rather than what happened to be on the truck.

What happens before the sod arrives

Bermuda, Zoysia or St. Augustine

Half the cost of a good sod job is what happens before a single roll is unloaded. The old lawn comes out rather than being covered, the soil gets tilled so roots have somewhere to go, low spots that hold water get filled, and the whole area is graded to drain away from the house. Sod laid over compacted, unprepared ground will green up for a month and then thin out.

Prep, grading and watering

Timing matters as much as prep. Sod laid in spring or early fall roots fastest. Summer installs work but the watering window is unforgiving — miss two hot days in the first two weeks and you can lose the whole lawn. If you are installing in July or August, we will tell you plainly what the watering commitment looks like before you decide.

Question 1When is the best time to lay sod in North Texas?

Spring and early fall are ideal. Summer installs work but need more water and more attention in the first three weeks. Winter dormant sod can be laid and will green up in spring, though it is harder to tell how it is doing.

Question 2Bermuda, Zoysia or St. Augustine?

Bermuda needs full sun and takes traffic well. Zoysia handles partial shade and feels denser underfoot. St. Augustine tolerates the most shade but uses the most water. We walk the yard and check how many hours of sun it actually gets before recommending one.

Question 3How much water does new sod need?

Frequently and lightly for the first two weeks, then less often and deeper. We leave you a written schedule. Most sod that fails was either watered on the old lawn schedule or forgotten during a hot week.

Question 4Do you pull the permits?

Yes. We handle city permits and inspections for covered patios, pergolas, electrical and gas work across Rockwall, Royse City, Fate, Heath, Rowlett, Wylie, Forney, Garland, Dallas and the surrounding municipalities, and we prepare HOA submittal packets using your 3D design. Permit costs are a line item in your estimate.

Question 5Is there a warranty?

Yes. A written workmanship warranty on every project, on top of the manufacturer warranties on pavers, turf, aluminum and materials. The terms are in your contract, not buried somewhere.
