Sidewalks Built to City Standard

The sidewalk in front of your house is your responsibility to maintain in most cities around here, and it has to be built to a published detail with the right width, thickness and joint spacing. A section that has heaved or cracked is also a trip hazard you can be liable for.

Why sidewalks fail here

Repair or replace

Two things break sidewalks in North Texas: tree roots and soil movement. Roots lift a panel from below, which is why grinding the lip only buys a season if the root is still growing. The real fix is removing the panel, cutting or routing around the root where an arborist says it is safe, and pouring back with the panel floating over the root zone.

Depth, joints and slope

Soil movement shows up as panels that tilt or separate at the joints. That is normal in expansive clay and the reason sidewalks are poured in panels rather than one continuous ribbon. When a run has several bad panels, replacing the whole section usually costs less per foot than returning three times for one panel at a time.

Question 1Who is responsible for the sidewalk in front of my house?

In most cities in this area the adjacent property owner is responsible for maintaining and replacing the sidewalk, curb and drive approach. Rules vary by city, and some offer cost-share programs, so it is worth asking your city before you assume.

Question 2Do you need a permit for sidewalk work?

Usually yes, because the sidewalk sits in city right of way. Some cities also require the contractor to be registered and bonded for that work. We handle the check and tell you what applies at your address.

Question 3Can you fix just one bad section?

Yes, and that is often the right answer. We saw-cut at the existing joints, remove the damaged section, and pour back to match. Replacing one panel is far cheaper than replacing the whole run.

Question 4Do you pull the permits?

Yes. We handle city permits and inspections for covered patios, pergolas, electrical and gas work across Rockwall, Royse City, Fate, Heath, Rowlett, Wylie, Forney, Garland, Dallas and the surrounding municipalities, and we prepare HOA submittal packets using your 3D design. Permit costs are a line item in your estimate.
