A sprinkler problem usually shows up one of two ways: a brown patch that will not recover, or a water bill that jumped for no reason. Both trace back to a handful of causes — a broken head, a stuck valve, a cut line, or a controller running a schedule nobody set.

What usually fails

A single broken head is rarely the whole story. When we come out, we run every zone and watch it, because the same wiring, valve or pressure issue that caused the visible problem is usually affecting a zone you have not noticed yet. Finding that on the first visit costs you one trip charge instead of three.

Repair, reroute and controllers

We also check coverage, not just function. Heads that were correct when the yard was new stop covering properly once shrubs grow in, a fence goes up, or a new patio takes out part of a zone. After any concrete, paver or turf work we raise, cap and re-aim heads as part of the job so the remaining lawn and beds still get water.

Frequently Asked Questions

Question 1Why is one zone not coming on?

Most often a failed solenoid on that zone's valve, a wiring break, or a controller output that has gone bad. Those are three different repairs at three different prices, which is why we test rather than guess.

Question 2My water bill jumped. Could it be the sprinklers?

It is the most common cause. A cracked lateral line underground can run for weeks without any visible sign except a slightly greener patch. We can pressure-test the system to find it.

Question 3Do I still need sprinklers if I install artificial turf?

For the turf itself, no. But most yards keep beds, trees and some remaining grass that still need water, so the system usually gets reconfigured rather than removed. We cap and adjust zones as part of a turf install.

Question 4Do you pull the permits?

Yes. We handle city permits and inspections for covered patios, pergolas, electrical and gas work across Rockwall, Royse City, Fate, Heath, Rowlett, Wylie, Forney, Garland, Dallas and the surrounding municipalities, and we prepare HOA submittal packets using your 3D design. Permit costs are a line item in your estimate.

Question 5Is there a warranty?

Yes. A written workmanship warranty on every project, on top of the manufacturer warranties on pavers, turf, aluminum and materials. The terms are in your contract, not buried somewhere.
